The report released by the OFHEO does not show that Las Vegas home prices are dropping; it just shows that the growth of the Las Vegas real estate market has slowed on average.
According to the report housing in the second quarter this time last year were 10% more valuable than the same time this year. So now local experts are concerned about the future. For real estate investors this is a rising concern; however the same cannot be said for people interested in purchasing local homes. Las Vegas property is looking to tie things up pretty well towards the end of the year.
With this year's rough patch behind them, many local real estate experts look to the New Year with hopeful eyes. According to NAR, they should. Existing home sales stabilized at a sustainable pace in August. This great news doesn't come alone. Also this past August, local home prices showed an anticipated decline, which was predicted by NAR. This news could be just what the doctor ordered right before holiday season. NAR and many local real estate agents are making their voices heard when it comes to Congress making a decision of allowing banks to participate in the purchasing and selling of Las Vegas property and other real estate across the country.
The Vegas market has had a bumpy road this last year and if the OCC is allowed to expand bank powers to engage in real estate development, it could get a lot bumpier. NAR contends that the results of the decisions to do not serve consumers or businesses well and breach the separation of banking and commerce. Many are urging Congress to compel the Comptroller to reconsider the December 2005 decisions that allowed the OCC to grant banking powers. The OCC's ruling to expand congressionally established bank authority, basically creates new law without public or congressional participation, says Thomas M. Stevens, President of the National Association of Realtors.
Recently the OCC has allowed three banks to take part in the purchase of commercial real estate. This allowance will allow banks to now become interested parties when it comes to real estate. Some Las Vegas experts agree with the President of NAR and there haven't been too many Las Vegas real estate agents step up to defend the OCC. Now NAR is pleading to Congress to put a ban on the OCC from allowing banks to participate in purchasing real property. According to reports released by NAR there was no housing bubble for Las Vegas Nevada.
In fact reports show that the local real estate market is on a upward swing. Some are even saying that we are looking at a buyers market. Home sales however, have been low, and local condos have taken an even bigger hit. Lots of good news has been coming from NAR which seems to be what consumers want. |
